Landlord services

Let only: we find the tenant

We market the property, find a tenant, reference them properly and set the tenancy up correctly. From the day they move in, the property is yours to run.

Who it suits

Is this the right level for you?

Let only suits a landlord who is close to the property, has the time to answer the phone, and either knows a reliable plumber or is one. It is the cheapest level because you are doing most of the work.

It is a poor fit if you live a long way from the property, travel, have a demanding job, or have never dealt with a tenancy before. The saving is real, but so is the three in the morning call about a leak, and so is the cost of getting a Section 21 wrong because the paperwork at the start was not right.

Most landlords who move up to a higher level do it after the first thing goes wrong rather than before.

Finding the tenant

Setting the tenancy up

What stays with you

What you take on from move-in day

This is the part landlords tend to underestimate. None of it is difficult. All of it takes time, and some of it has legal consequences if it is missed.

Rent collection and arrears

The rent comes to you. If it stops, chasing it is your job, and so is keeping the records you would need if it ever went further than a phone call.

Repairs and emergencies

Finding the contractor, agreeing the price, getting access, and being contactable when the boiler fails on a bank holiday.

Inspections

Periodic visits, written up, with photographs. Without them you find out about a problem when the tenant leaves.

Compliance and renewals

Diarising the gas safety check, the electrical report and the licence renewal, and getting each one done before it lapses.

The end of the tenancy

Check-out, the dilapidations assessment, negotiating deductions and dealing with the deposit scheme if the tenant disputes them.

Notices and possession

Serving the right notice, in the right form, at the right time. Get this wrong and you start again, months later.

The law

Your legal duties as a landlord

These sit with you as the landlord whoever actually carries them out. On this service level we can do some of them for you, but the liability does not transfer, so it is worth knowing what they are.

[LEGAL REVIEW NEEDED] This list is a plain-English summary of the position in England and is not legal advice. Requirements differ in Wales and Scotland, and they change. Have it checked and dated before launch, and add who is responsible for each item on each service level once that is settled.

What it costs

The fee for this level

[FEE TBC] The management fee for this level, what it is a percentage of, and whether it is quoted inclusive of VAT are all still to be confirmed.

A letting agent in England has to publish its fees, its client money protection and its redress scheme membership on its own website. That is not optional and it cannot launch without them.

Not sure let only is enough?

Talk it through with your local agent. Moving up a level later is straightforward, but it is cheaper to start at the right one.
